De Pardieu Brocas Maffei has advised the Luxembourg fund Blue Colibri Capital Partners 3 on the acquisition and the financing acquisition from DTZ of the office building “Mozaïk”, developing 18.000 sq.m and located in Rueil-Malmaison (92).
The “Mozaïk” building, designed by Jean-Jacques Ory in 1996, has a 110-metre frontage along the A86 motorway and was formerly the headquarters of Unilever before being extensively restructured by DTZ Investors and the architects Sahuc and Katchoura in 2016. It is now the headquarters of the Glaxosmithkline laboratory (GSK France). All the floors have been cleaned and refurbished, with radiant ceilings, and the services have been completely redesigned (new generation restaurant, cafeteria, business centre, auditorium) enabling the building to achieve a high level of performance and obtain several certifications and environmental labels: HQE, Breeam, BBC and LEED.
The acquisition financing was provided by Société Générale and a debt fund managed by AEW.
