De Pardieu advises Osae Partners on the acquisition of a property from Nexity and the related financing arranged with Aareal Bank AG

De Pardieu has advised Osae Partners, an independent French asset management company specializing in real estate, on the share deal acquisition of an office property from Nexity SA, France leading new-build real estate developer and on the financing of this acquisition arranged with Aareal Bank AG, a German leading specialist property bank.

The property acquired by Osae Partners, located at 77-79 rue Anatole France in Levallois-Perret, formerly housed the headquarters of LVMH Fragrance Brands. The group plans to redevelop the existing 5,800 sq.m office spaces into a next-generation, environmentally efficient office property developing a surface area of approximately 6,200 sq.m, featuring enhanced services and more than 900 sq.m of outdoor areas, including a rooftop. Works are scheduled to start in the first half of 2026.
