De Pardieu Brocas Maffei has advised AMPERE Gestion, a subsidiary of the CDC Habitat group, on the creation, structuring and launch of its new fund dedicated to land development and housing production, Hab’Initio, endowed with €250 million of equity capital contributed by five institutional investors (BNP Paribas CARDIF, Allianz France, Groupe SMA, Malakoff Humanis and Assurances du Crédit Mutuel) alongside CDC Habitat.

Hab’Initio will develop some thirty land conversion and residential co-promotion operations.

Between now and 2025, the fund will invest in the conversion of offices into housing and in land conversion operations, via land portages for the realization of mainly residential programs with partner developers, who will be co-developers and co-investors alongside the fund.

This fund meets three complementary objectives:

  • to increase the production capacity of new housing, particularly social and affordable housing, in areas under pressure ;
  • to accelerate the conversion of land, while limiting urban sprawl ;
  • to support national and local public policies on urban development.

The first operations aim to produce nearly 200 housing units in Bordeaux and Montpellier.

The operations will have to take into account climate risks, biodiversity issues and use certifications in the context of the RE 2020.
